We feel that, above all, the process is collaborative. Your ideas and dreams for how you want to live, and your budget for realizing them, drive the project. We use our design skills and expertise to realize these dreams.
We listen to your ideas, and try out a couple of quick sketch solutions in order to get cost estimates and to see what is most appealing.
Involves refining the chosen scheme, including choosing appropriate building systems, materials and products. A major component of this phase is submitting the project to the relevant planning agency.
Here we produce a set of drawings and a set of written specifications that accurately and fully describe the work to be completed. This phase represents approximately 40% of the standard architectural services. At the end of this phase, a submittal will be made for a building permit.
Ideally there will be a contractor who has provided timely and accurate information throughout the process, and a contract can be negotiated based on the Construction Documents. Occasionally a project will be sent out to bid, and services include fielding questions and assisting in choosing a contractor.
This consists of weekly visits to the site, plus any additional communication and / or drawings that may be required. It is difficult to overemphasize the importance of the continuing role of the architect during construction.
